When you have the time and knowledge needed to do so, you may find that it benefits you to sell your home without using a real estate broker. When using a broker, you may have to pay that person as much as 6% of the sale price of your home, but selling it without a broker may help you keep more money in your own pocket.
This is not to say the process involved in selling your house without a broker is an easy one. It may take considerable time and effort. However, if your house sells for $350,000, you may be able to hang on to as much as $21,000 more than you might otherwise if you list it for sale by owner. If you want to sell your home without using a broker, consider taking the following steps.
1. Advertise online
The majority of modern homebuyers now start their home searches online. There are many different websites you may use to do so, and many of them are affordably priced.
2. Set a realistic price
While selling your home on your own may involve more effort on your end, resist the urge to inflate your home’s price to make up the difference. To set a realistic price, check out recent home sales in your area and use an online pricing tool. If you have concerns about setting the right price, consider hiring an appraiser to help.
3. Exercise patience
Selling a house often takes time, regardless of whether you have a real estate broker helping you. If your house does not sell within a reasonable timeframe, you may want to revisit its price tag. Conversely, you may want to ramp up your advertising to help dislodge a slow-moving house.
