There are many moving parts involved in purchasing an Oregon home, and one important part of the process involves having a home inspection performed. While it is not mandatory to have a professional perform a home inspection, there are several reasons why having one often works in your favor.

Per Realtor.com, the main point of a home inspection is to give you a thorough understanding of the condition of a home so that you have the chance to make an educated decision about whether to buy it. Some people in competitive housing markets skip the home inspection, believing that their doing so makes their offer more attractive to the seller. However, you might be remiss to skip the home inspection for the following two reasons.

It helps you identify problems

A home inspector has the knowledge and training needed to assess parts of the property you may be unable to see, such as its electrical systems. Having a home inspection gives you a chance to identify potentially costly problems that may have you thinking twice about moving forward with the purchase.

It helps you negotiate

If you have a home inspection and it reveals sizable or costly defects, you may be able to use the home inspection report findings to negotiate a lower price for the home. For example, if the inspection reveals a need for a new HVAC system, you may be able to get the seller to reduce the price of the home by as much as the HVAC system is going to cost you.

There are costs involved in having a home inspected, but the costs may pale in comparison to those you face fixing a defective property you did not explore thoroughly before buying it.
